This is a Permanent, Full Time vacancy that will close in {x} days at {xx:xx} BST.

Purpose of Role

Management of commercial property and estate (excluding Farms) to include

  • Management of new lettings, lease renewals and existing tenancies.
  • Service charge and utilities management
  • Identifying and progressing opportunities for value creation and sales

Duties of the Role

  • Management of all tenancies and agreements including rent, service charge and Insurance billing, incorporation onto MRI property database.
  • General management of all areas including voids and common areas
  • Manage property compliance, co-ordinate EPC’s, safety tests, and other inspections as required and record as directed via Quooda/Goldvision or similar
  • Management of new lettings, lease renewals and rent reviews
  • Manage wayleaves and easements
  • Negotiation to obtain vacant possession of properties when required
  • Management of service charge budget and services provided.
  • Liaison with LEEP utilities regarding utilities management and payments and seek to progress an exit strategy for the same.
  • Progress new opportunities for income generation through identifying opportunities
  • Contributing to income and expenditure budgets
  • Provision of information to 3rd party valuers for property revaluation
  • Negotiation of sales, instructing external agents and solicitors, managing the process from inception to completion
  • Build and Manage relationships with contractors and external surveyors
  • Oversee and manage contracts, ensuring contract specification are correct, up to date and being adhered to, undertaking day to day management and liaison with contractors and KPI scoring.
  • Implementation of new initiatives and procedures.
  • Advise in relation to potential acquisitions

Essential Skills/ Experience/ Qualifications required

  • 5 plus years property management experience
  • Knowledge of Property law
  • Organised and ability to work independently
  • Flexible and professional approach.
  • Ability to adapt as priorities/demands Proactive: takes initiative to sort problems that may not have been foreseen.
  • Organisational skills and an eye for detail.
  • A firm knowledge of the built environment.
  • IT skills, including knowledge of industry-specific software.
  • An analytical mind, with strong problem-solving skills.
  • Interpersonal and communication skills, both written and oral.
  • Excellent project and time management skills.
  • Teamworking skills

Desired Skills/ Experience preferred

  • RICS qualified
  • IOSH or similar Health and Safety qualification
