ROLE PURPOSE

The leasing director is responsible for driving occupancy across the estate creating value growth and sales performance whilst maximising customer satisfaction.

ROLE RESPONSIBILTIES

  • To drive the process for the completion of lettings through managing the various stages of the process including, creating interest, discussion, negotiation and final completion, through liaison with internal and external colleagues including Property Agents and customers.
  • Driving legal negotiations to convert interest to secure income
  • On legal completion, providing a comprehensive handover of new tenants to the relevant Asset Management team member
  • Key involvement the delivery of all property marketing activity and material, influencing PR and event campaigns to ensure MediaCity is portrayed in the best possible light
  • Responsible for driving growth in rent and desk rates across the estate, securing the best possible terms
  • Responsible for influencing the positioning of MediaCity and its assets within the context of the Manchester and wider North West market
  • Producing detailed analysis of competing office developments to inform decisions
  • Managing retained leasing agents, including reporting, meetings, viewings, fees payable etc
  • Managing and delivering a best-in-class viewing experience
  • Responsibility for ensuring all colleagues within the property team fully understand the Leasing strategy and work as a team to deliver that strategy.
  • To create excellent customer relationships, building and maintaining these with potential and, existing customers.
  • Working with the Asset Director in developing strategy for the leasing of MediaCity including Asset management by re-negotiation, renewals and, lease re-gearing and lease expiry
  • To ensure that the strategy and actions day to day are in line with L&P concrete goals and the business plan with Landsec
  • You will be responsible for monthly board reporting, with accurate and insightful data to drive business performance forward.

KNOWLEDGE & SKILLS

  • Exceptional communication, persuasion, inter-personal and presentation skills and ability to represent the business at a senior level.
  • Proven success in strategic planning with a record of subsequent achievements.
  • Initiative to act alone and, be self-motivated whilst being a strong team player
  • Financial and analytical knowledge relating to the retail/property industry
  • Strong knowledge and experience of the Manchester commercial leasing market and beyond
  • Strong knowledge of and desire to work in the managed workspace sector and other trends occurring in the modern commercial property world
  • Strong understand of the valuations and opportunity to impact these with strong leasing performance
  • Creative approach to problem solving to deliver value additive solutions for the MediaCity business
  • To act as an Ambassador for Peel L&P
  • Solid negotiation skills with the ability to successfully sell space
  • Accuracy with an eye for detail.
  • Numerate with related IT skills
